@Eric Davey I was a resident manager, and prior to doing that, I worked part time as a relief receptionist and file clerk at a commercial property management company, while I was going to law school.  

I'm glad we can all finally admit that, what a relief.

I joined BP a few weeks back to start the researching process.Having that debt cleared away was a huge relief.  

@Matt Faix I may be mistaken, since this isn't my expertise, but I believe you can get some relief on you taxes for the loss.

It was SUCH a relief to get rid of our complainy tenants (who did threaten to sue).

Messing with any of that, from these homeowner's point of view, is likely to remove any relief they 'might' obtain from the mortgage companies in the first place.  

I doubt that we will pursue legal relief since it can be argued that our compassionate treatment may be a contributing factor.  

Was able to pay some money to motivate them to move after they figured I was no ways going ṭo extend their lease Small price for the breather And a huge relief from where I first started .I hope their future landlord has better luck with them.As for me I am getting ready to upgrade the place as soon as these troublemakers leave.:)Lesson learnt

I would suggest a different approach. if you have a tenant who paid regularly in the past and is now facing hardship it may be a good idea to help them locate temporary assistance such as the State Emergency Relief Program https://www.michigan.gov/mdhhs...  

Mistake #1 (Never agree to anything contrary to code or out of personal relief).
