If you put in that money from the HELOC then after awhile they do a capital call, you could be sitting on the sidelines thinking you were going to get your funds back quickly then there is something that comes up and the project needs more money as well.The next problem is that you need to be more liquid than you think, there is an investor I am good friends with pushed all his morning into syndications (no HELOC money), and he has no other capital with no refis on those deals coming at all this year.

The first thing I thought of was: 1) Great, some folks will be exiting the space or waiting on the sidelines 2) I’ll have to be more diligent to find the deals 3) I need to expand my network, which will increase my deal flow and lead to better priced deals This ‘pricing was up’ theme helped me focus my attention on meeting with the players to find out HOW they were being more diligent in finding deals.

I try to get at least 3 brokers to give me their opinions on paper ( or email at todays standards  ) .. it sounds like you coukd really benefit from reading more books and watching more pod casts .. but .. there is something to be said from learning from the school of hard knocks also ... if your father sees the potential and you value his opinion then I'd say go for it .. do your very best .. and hopefully you come out ahead .. you can only sit on the sidelines fir so long before you get bored with the game ..

Due to this and compressed cap rates we have found ourselves riding the sidelines for many deals that come our way.That being said there are still many REI opportunities in the state to be had - it just won't be the low hanging fruit that you can constantly pick from.
