If the toilet clogged through normal use, such as just from too much toilet paper, then I wouldn't hold the tenant responsible for the clog itself.

As for the leak you have the right to repair your home so you can simply say the plumber will be here at 2pm tomorrow and you can let the plumber in. normally  the tenet has the right to live in peace meaning that you can't just come over whenever you want but that right is waved when you need to repair your property.

So as you can see this is not exactly mom and pop type of hey I want to buy a rental house guy wont sell... its was a fight and we were out 45k in cash so we kind of had no choice.. if it was a normal deal with EM that was modest and sitting in title.. well we just would have cancelled got that back and moved on .. no way we would have done all this. and I don't believe in OUR state the judges may rule with the homeowner before the big bad investor developer.

The reason he mentioned a washing machine hose is because you need two female fittings, whereas a normal water hose has a female and male.
