Need help in Northern CA/ Southern OR

I'm looking for a property to get me started and I'm stuck in analysis paralysis. I've been looking at properties all over Northern CA and Southern OR along the I-5 corridor Redding CA to Medford OR. Please Help! 

  • Using VA funding = fixer uppers may not be approved by the VA
  • Firefighter working 72+ hour shifts = not a lot of down time to finish major construction jobs
  • Looking for $350k < 
  • Want to purchase Immediately
  • Must be some kind of house hacking situation VA loan for primary residence
  • Multi Family =< 4 Units 

I see all these success stories here on BP and it blows my mind! I'm not opposed to getting creative. Buying something and renting out rooms etc. is totally fine. I just need a little nudge from someone who knows what they're doing. Any help is greatly appreciated.
