I closed one today.. in Charleston but that is rare for me.. too much throwing stuff up on the wall and see what sticks from those folks. granted they can bring some deals.. but anyone contacting me wanting to put me on their buyer list I really don't respond to.What ever happening to apprenticing in the industry to build up capital and experience I guess the internet has given this illusion.now granted in some markets were you can trade houses like your trading cars it can be done.but in the higher priced markets pretty darn tough without some expeirnce and some jingle in your designer jeans.

The property is being represented by an agent but it's not being marketed or showing up on internet searches.

But if you do, then for goodness sakes don't talk about it on the Internet.

@Scott Barker  in my mind private lending is belly to belly and DOES not happen on the internet or any other social media.. too many crooks out there .

Just an umbrella policy will do.But you should talk to an attorney as this is just info on the internet.

Would be managing from ~20-30 mins away.Trying to narrow my focus and concentrate research on the following areas: University District, Bagley, Redford, Dearborn and possibly further up to Southfield.

@Bryan Hancock  I have done a few PPM's over the years and boy they are a ton of work if your just doing little ones IE 1 mil and under and just try to get a CPA to give you a full audit it can be like pulling teeth to get that done.Just seems like a ton of work to me.. but then again I am an old dog.. so everything internet related and tech related seems hard...

Get their opinion of what that property is worth.Then possibly check the internet, Realtor, Zillow.com.

As long as the powers that be concentrate on the big guys and I concentrate on covering my butt my life is easy.
