Did the attorney give you permission to use the contract in this capacity?

Specifically, I'd like to have a greater capacity to fix & flip, and do some buy & hold rentals.

Most only have so much capacity so they have to say no to the smaller less profitable loans.

For development deals, put together a sample walkthrough of what the deal would look like and what the potential returns, hold time, etc. would be.Then, walk people through it, answer their questions, and see how much they might be interested in investing when you have a deal like that available.As you start to gain traction, your investors will start to refer more people to you, and you'll be able to grow your investor base and increase your raise capacity so you can do more and bigger deals.Hope that helps!

For example, does the 15 unit complex (or other properties) have the capacity for higher rents if rehabbed?

If you have the capacity to purchase more than one, submit through the listing agent( which gives them motivation to inform you of if and when they come back to the table).
