I was also looking in the Bend, OR area and found it tough to find a place that would be cash flow positive (as I know a lot of the BP articles say is a must). 

However, he was so needy (time in prison, times without a job, time out of the country, needing help applying for jobs, and on and on) that he definitely had widow's husband wrapped around his finger, bending over backwards for him at his every request.

Be nice and treat people well even when they're giving their sob story but some will test you early on to see how fast you cave in or are willing to bend the rules a bit.

So if A ends up showing income of $10,000And B ends up with a loss on paper after of $4,000You pay tax on $6,000.

I have a buy-and-hold portfolio consisting of SFRs and small multifamilies in South Bend and Chicagoland, and would like to buy something larger (5+ units) in North Indiana/Southern Michigan.

We started buying and selling  (and now renting) houses in South Bend a few years ago and it has gone incredibly well. 

My partner and I own a 20 unit in South Bend, and we have paying exorbitantly high prices for low quality work.

Also Bend was growing even pre-covid for similar reasons.
