At most timeshare resorts in Colorado, only the 2 weeks at Christmas can be reliably rented for more than the maintenance fee.Almost twenty years ago, I got three of them for free because I thought I could trade them through RCI and save money on vacations.

As many have eluded to, know your market.Here our market dies off during the holidays, right around Thanksgiving through Christmas then goes right back to full a day or so after New Years.

There are ways of doing this, but you need strong guarantees IMO.Lending is not something that anyone just starts in the middle of and decides by Christmas they will be a lender.

Along the lines of what Jon said, not real sure what grows in that area, but if you could do Christmas Trees or Pumpkins, those are a couple things that would be seasonal and pull in some good cash.
