west coast builders have to pay more for lots than what you enjoy in TExas.except for hang over inventory which is basically done with.it cost us 35 to 50k PER LOT just to do the underground ,  permiting for the underground and dirt and paving work... then you have to buy the dirt.. which in our area is 30 to 50K per paper lot.. so any lot under 60k is a screaming deal... with lot prices for 400k specs running 100 to 120k. 

I'm wondering if it might be worth attending for the chance to meet some other investors or if this will be a room full of wanna-bes screaming chants and running to the stage for a free pen.Is there anyone out there with experience?

Do people usually take a contractor on site visits prior to making an offer and do they pay the general contractor for this visit, or is it built into the ultimate work?

You should also be able to see your bounce rate to see if the visitors to certain ad copy "stick" better than others.Or, my favorite method, search around using your keywords and see what your competitors are doing.

Add in all the new black top and it screams shiny new.

Your ARV may be off, your construction budget may be off, and when someone tells me they are going to flip a house in 4 weeks, it screams "newbie, I don't know what I'm talking about." 

We do not have a hospital, University, or any of the other secure types of visitors.
