There has been no RE cycle in San Francisco that showed a net depreciation at 10 years in my life. 

I learned quite a bit from each conversation and made sure to keep the phone discussions short and focused (10 minutes max) so I was giving them a fair shot at my business but not milking it for free advice.

I woulsd have used a shovel on the toys, I probably would have kept he dentres as a curiosity conversation piece also, but I have to commend you on the excellant recycle of the obese wheel chair.

I use a brown cinnamon carpet made of recycled plastics (great rental as it repels stains) with a nice pile installed over a 6lb pad.  

The problem is I have two rental properties on the same street in Fort Lauderdale, dead end streets because one side of it are all river front properties with 75' sailboats etc...I am on the other side, the dry side LOL.So each property has black carts for garbage, green carts for yard waste, and blue carts for mixed recycle waste.

Yes there are HM brokers that will try and milk a deal dry.

Money can be made by smart, ambitious, hard working locals in each and every city in the US at each and every point in time in the RE cycle, though different strategies my be more or less successfully used in different markets and at different times/points in the cycle.

I normally use the Behr ‘Almond Milk’ color, but I have it mixed in Glidden Speedwall which is cheaper.
