No skinny contract is going to have a 3. automatic release provision that could be followed with certainty under the circumstances... so that leaves 4. a court order.Time for everybody to compromise a bit to resolve this and/or start paying more legal bills.

We decided a few years ago that buying anything in our market just was not going to provide an adequate return so instead we focused on sprucing up the portfolio, raising rents and improving tenants wherever possible.It is hard to stop buying, we still look but are not willing to compromise.

I think a good compromise might be to get 2-3 estimates for the work (if you haven't already) and show those to the management company and see if you can come to an agreement where you pay a reduced amount that is more in line with what the other companies you were going to use would have charged you.

@Jeff Thompson you are arriving at the same conclusion as everyone else who is moving here and is thinking about combining investing and primary residence: it is a tough compromise to make, if you try to force it you end up with a not so great place to live that is also a not so great investment.While you can find an off market deal, that's a long shot.
