That is where the DTI impact comes from, not all income divided by all debts...A quick simple example:You make $4K/mo and owe $1K/mo in payments for car/CC etc.

Another point you should consider with Cozy is that if the tenant paid with a credit card, they have 60 days to call the CC and claim "Unauthorized payment" in this case Cozy will refund the money and you have to take a costly legal action.

I am currently looking to purchase my second out of state property but this time in Milwaukee Wisconsin as the current market that housed my first out of state rental has become fairly overpriced for my current strategy to work (Purchasing single or multi family rentals in C/C+ working class neighborhoods that generate around 14%+ cocroi) (i am not super concerned about appreciation..cashflow is the name of the game for me)).
