Prices have taken a while to recover from the the crisis 10 years ago, which makes it attractive. 

I would make a list of everyone that you know -- literally everyone who's name you do or do not know, even the lady that rings you up at the carwash-- and either call them, or if you don't have a number, go see them and tell them you're a Real Estate Agent and need some houses to sell. 

Is there any obstacle that would stop using a 203k loan for renovation, then refinance to a different, more attractive loan?

I’ve been given advice to ‘keep buying’...My fist property will be working well with a cap of 7.7.ITs an Attractive idea, To pay it off, and Then leverage it.But I hear, I should continue Buying.Any Arguments, Either way?

Also, obtaining a more attractive debt to income ratio is something that I've also identified as a potential hurdle I will need to overcome in my early years, but it does not seem to be an impossible task. 

2 to 4 fee's on one hud  500 for this guy  750 for that lady  1500 for this LLC  650 for that one..  

So you are still attracting renters.

In my area there are several 10-20 unit apartments that are $500-600K.As attractive as this seems to be, I wonder if it's too much, too soon in the world of real estate investing.

Thanks Jay, I hope you and your family have a wonderful thanksgiving holiday weekend as well. when you watch it you will see the lady that took  them down was working on an Island in Clear Lake CA.. were my dad was a developer in the 60s and that island was the center of many land deals.. it could NEVER be developed but the lady had a dream and Remington just led her along.. big mistake
