The next prequal letter is a 10 min phone call away I just don't want to needlessly keep inquiring on my credit (it maintains mid to high 700's).

SO...needless to say my plans were derailed a little but I'm making calls, doing marketing, trying to find the next deal.Am I allowed to ask what markets you work in Boston?  

Needless to say, it's a bit of a tightrope.  

Determining if I will put a sign on the property, where can I get the sign I want to use and the stickers to put my phone number on it.Then if it is a property where there is some work needed, you'd have to add in all the time to accomplish this, with an important variable being the availability of vendors determining when this work would happen.This is speaking as someone with a family and full-time job, other people might need less time.  

Needless to say, I accomplished that goal last month and owe all of my success to date, to BiggerPockets, GAREIA and the amazing leaders and experts that I have learned from along the way.

Needless to say I already spoke with my bank and the bank send they were sending it within the next 3-5 business days.

I am not a CPA, but as a fellow agent I can tell you that would needlessly complicate things!

Needless to say, I went through the county court and won, they appealed and we went to the State Court of Appeals.
