I've bought about a half-dozen REOs in the past year for LESS than my original bid...Basically, I put in an offer, got rejected, waited for the price to drop, put in a lower offer, got rejected, blah, blah, blah, until finally I put in an offer that was accepted...each time LESS than the original offer...I've purchased multiple REOs for nearly $20K less than my original bid on the same house in the same condition...And only once did a bank come back to me to ask if I was willing to resubmit my original bid before dropping the price...

If you're not a REIA member, you have to scale up buy purchasing a certain quantity of paint to get the discounts.As far as paint to buy at HD for my rentals, I'm a huge fan of PPG Timeless Eggshell, paint color: Sherwin Williams "Agreeable Gray."

I've just finished a down to the studs renovation so it's a beautiful little home (more cozy and timeless than trendy/artsy), but doesn't have a pool or hot tub.I'm also finding short term rental insurance policies to be so expensive in this zip code, making it that much harder to profit on a short term rental.

My business library has many books in it some decades old which I routinely refer back to because I can't remember every detail of a subject matter and each case is unique but techniques and terms can be timeless and are relevant even today. only a fool completely ignores history and the past... yes it is important to adapt but sometimes old tools work just better.

@Brent Coombs I've used that term myself, and I think we may have stumbled upon the perfect description of the "Rust-Belt" REI market:It just plods along.And not that I have any delusions of ending the timeless war between Cash-Flow and Appreciation investors, but can we at least all admit that you can be smart or stupid in either strategy?
