We have the tenant initial the landlord copy when they sign their lease, to prove they got a copy.Regarding Early Termination by tenant, landlords cannot collect double rent and must make a good faith effort to find a suitable replacement tenant.

Especially since you haven’t seen any suitable replacement property.I will add that you will probably feel really good in a couple of years when you sell it.  

Our beaches will always draw plenty of visitors in my opinion and are a safer bet because of limited land and fewer properties available to convert to STR.

Good morning,So in my lease I have it say “The Tenant will be allowed to have visitors for a maximum of 14 days ONLY with consent from the landlord.

And yes, we’ll be a family of five soon and expect more visitors in town.

I will say almost all my STR visitors to South Padre are from Austin, and if I were to care or dig deeper I bet a lot are cali transplants.Go South Padre!
