Expired yesterday so moving ahead with formal eviction (summary process and complaint case).The tenant still has not indicated that they are moving.Also, this tenant has kept two dogs in the shared backyard of the duplex on leashes that allow them to roam and occasionally break off the carabiners causing a nuisance to neighbors/tenants on the other side of the duplex.

The shelves themselves are expensive and so are the brackets to mount them if you buy sturdy shelving and brackets, which you DEFINITELY want to install in a rental.

I’ve been considering the advantages and disadvantages of buying land/rundown properties and leveling these areas to build cheap kit homes/warehouse homes which can be beautifully designed for cheap and last a long time (quite sturdy as well).These would then be rented out to tenant(s) and potentially have multiple units.

porcelain tile flooring, smoke and carbon monoxide detectors wired into the ceiling electrical system, the most sturdy screens, if built before 1976 you will have lead based paint issues, make things simple, plan to pay for trash pickup and provide containers with attached lids, can you provide outdoor clothes line (when people live on small budget they hand wash and hang dry which is hard on plumbing shower fixture and moisture)  where is it located?
