At least you can estimatete life and save up for them------ although I did have a tenant's kids get up on a roof and pull off the shingles, chop holes in the roof deck, and spray paint grafitti.

They don't like them and will leave.2) Put lights up the attic and leave them on, they don't like light.3) The most important is, get some Great Stuff spray foam, they kind that cures hard and fill every opening.

We hired Orkin, for 1 year.. every 2 months, they "sprayed" and we confirmed with the tenant that he could let them in the house... so we thought everything was settled and taken care of.. he did mention ants another time, but nothing more ..

Fleas love hiding in piles of dirty laundry.Treatment would be simple if they and their stuff were out of the apartment.To prevent this problem in the future, I will be putting pest control on the tenant in my leases (but continuing to spray the outside).Any advice would be greatly appreciated.

The cleaning guy did all that.He ripped up the carpet that was most affected, sprayed biocide, and told me he would have to come back the next day to take out more carpet, do more disinfecting and put in an 'airscrubber'.There were heavy prescription drugs all over the place in the girlfriend's name.

Not saying that will get you out of trouble but it will help as you're building your case if there is black mold. virtually every rehab homes has black mold in it.. .. we just spray it with Clorox and call it a day.. but I get it .. there are different kinds and I guess the wrong kind can make you sick.. boy you should see some of the homes we go into IE hoarder homes they look like full blown petre dish's mold of every variety and they seem to be OK..

By the way they do sell epoxy for tub and tile, but I was brave or crazy and used appliance epoxy spray paint!
