My area I believe demands a fridge so I guess it also depends on your area.For me when I view rehab pictures without a fridge it makes it look incomplete like the seller skimped on something and I automatically go hmm where is the fridge.

Don't skimp on making the repairs.

Replacing does get you access to insulation, wiring and plumbing which if needed,,,dont skimp.

I can't speak for the specific insurance companies, you'll need to call around (although I recommend not skimping out on insurance by going with whoever is cheapest), but if you are going to do an umbrella policy in lieu of an LLC, make sure you get the one with at least $1M in liability coverage.

Some places tell you how to get around that - but in my point of view - you just don't bother attempting to skimp CA - especially when they are in desperate mode.

Make sure you do your homework - don't skip or skimp on this part.

Don't skimp on cheap faucets that will break in 6 months. 

The PM can make or break the profitability of your property so don't skimp on this step.

Don't skimp out and hire the cheapest contractor, you'll regret it 9/10 times.
