Question about umbrella policy as an alternative to LLC
I currently own 4 rental properties and want to make sure that i am properly insured. All my properties are insured with All state with a $300,000 liability coverage. I called my agent to get a umbrella policy but he tells me that all state no longer offers an umbrella policy for land lords.
How much liability coverage should i have for each property? Can i get an umbrella policy through state farm while all my properties are insured with all state. What are my options?

I don't have enough fingers and toes to count the number of times this very issue has been talked about on BP. For some reason, many treat this as an either or, I believe it should be a BOTH issue. You should have Both an entity and insurance. Two layers of asset protection are better than one just as two pairs of eyes are better than one.
Secondly, I believe $300k in liability coverage is insufficient. I would be going with $1m plus.
