I say do it.....there is nothing more beneficial to be out and about scouring neighborhoods and finding a few for sale signs and being able to make one call and get into the property.

Home owners can list the property for whatever price they want, so to base a decision off the list price is very un-savvy.It takes work to get a property under contract, and I don't have time to scour the MLS all day and negotiate terms with the agent so if a wholesaler sends me a deal... and it's above list price... and the comps are there to support the resale value to hit my target ROI, I'll pull the trigger.

At the very least, you would have to scour REO listings, auxtions, tax sales, etc, or work woth wholesalers, who aren't likely to make you a priority, because you aren't buying consistently.

I could probably scour lists and send letters during my shift ( basically I have about 7 hours a night to myself at work) However my current plan is working for me so I’ll keep it for now.

Best and most reliable way is to build your own list, any other list will already have been scoured by investors in a market like this, especially if you don't have a competitive edge on the flipping costs.
