My definitions of the classes are (someone else might have different opinion):Class A - higher property prices, low crime, highly rated schools, tenants and homeowner usually higher income (although if the owner bought years ago they could be lower income), streets are well kept, yards maintained, no run down cars parked in street. 

A couple other neighborhoods I like besides the two you mentioned are Washington Park, Hyde Park, Woodlawn, and South Shore.I think that area will continue to be gentrified because you have the lakefront as well as CTA trains.Is there any reason you are targeting Chicago instead ofdoubling down in Kansas City?

There is also parking per unit and impervious cover that could be an issue.

As long as the location was in the path of progress, and the units themselves had already or the ability to add features like off street parking, in unit laundry, etc. 

I toured some apartments in August and there were multiple uhuals parked out front.

Has a garden, Parking, and hits the requirements to be able to get it licenced as Local Accommodation.  

Do I just do my normal routine, follow up after a couple days if I don’t hear anything?
