The numbers look OK although a C class neighbourhood will be hands on management.You should be able to realise $400/month positive cash flow depending on your tenant selection. 

You will learn when you reach the point of operating a business and you realise how valuable your time actually is..

Really like the fact that you realised, that what you were lacking in funds or experience, you could make up for by bringing other assets to the table- web design, networking etc and spending your weekends on a building site.

Once I reached it I realised I could make  even more by investing and still working.

I can listen to the podcast through iTunes but links in BP email never load and play, and just now I realised I can't even watch videos within the website or listen to podcasts from within the website. 

The deal can work assuming you realise that a C class is a hands on investment, lots of work to manage tenants and proper screening is essential.You must also know what all the costs are in maintaining the property and what the market rents are for the area.

Business decisions are very simple when you realise there is no place for emotions.
