Hi BiggerPockets community,I’m new to real estate investing and currently running a remote operation to help connect investors with distressed homeowners and foreclosed properties across various markets.

I pull pretty solid lists, I find a lot of my deals off market, just thought I could reach more if I have a few full time callers on the phones.While i'm at it, how are you guys finding good deals in today's world?

Time in the market beats timing the market!

What they see is what their media presents to them.  

His family made their money with W2s and the stock market.

I'm in the small Eugene market, which in terms of industry and jobs offers no real reason to be here.

As we wrap up the year and look ahead to 2025, the real estate market continues to present unique challenges and opportunities for investors, brokers, and lenders alike.

All our data was well-organized and cleanly presented (no dropping off boxes of unorganized documents in their lap).  

Markets like Texas (San Antonio or Dallas) or North Carolina (Charlotte) could offer better cash flow with lower costs.

Buy on market, nothing wrong with that.
