You can earn strong appreciation but also lose a lot as the entire state becomes increasingly hostile to landlords.

I also don't want to focus on one market, and not be able to score the right property for who knows how long, and then end up missing out on other locations, as being a long distance land lord is very popular as well.

Portland is one of the WORST places to be a landlord should you have to leave early and you want to rent out your home there.  

I also assume you have homeowners insurance rather than landlord policy which is invalid if you’re not living there.

It sounds like you’ve already had a taste of being a landlord in CT!

There is a good reason why "tenants, toilets, and trash" is something a lot of mom and pop rental property investors/landlords/flippers are eager to move on from when they can!

I would also recommend paying attention to the landlord restrictions, rent control and overall laws as it relates to owner/tenant relationships.

@Steve Vaughan  when we went through the 08 to 2010 debacle and over 200 landlords handed me back their houses.. and lost ALL their money... it was an eye opener and they were all landlords all west coast based   a few on east coast.but they walked..
