For foundation problems, do you see houses with good foundation can still be at risk due to the Yazoo clay and significant rain ? 

Once you win in SC Court and have your Judgement, then you take the next step and Record that Judgement. 

I'm a bit more civil nowadays and happy to listen and to put myself in their shoes before coming to any judgements or conclusions.

How about advice without the judgement?

During heavy rains, which are common in Florida, tenants almost need to wear waders to get from their cars to their apartments.The roofer does offer financing, but the rates are comparable to what we can obtain elsewhere.

With a signed contract it should be a slam dunk to get a judgement.

And constantly overcast, rains a lot, and freezing winds off the bay.  

If things go bad and they end up owing you money, are you able collect if you have a judgement? 

Because they are investment properties, the lender could issue a deficiency judgement.
