This has a maximum shelf life of 180 days from the day LLC B takes title for you to complete the sale of the property owned by LLC A.  

The demand seems to be infinite.  

Not hugely below (maybe 15%) since the properties are new and in a top shelf neighborhood, but for something that is as simple as turn key I see it as the best of all worlds.

If you call the store manager of any big box store and tell him your business is rehabbing apartments and you would like to start a purchase arrangement with his store, you can expect 10-15% discounts off of the shelf price. 

Also, if you have any books about those subjects sitting on your book shelf that you have finished reading and don't want anymore, don't let it collect dust!!

The nice thing about it is I can fail almost infinitely and still live quite well with the passive income.
