I’ve been exploring tools like Google Sheet calculators that are coded for accuracy and speed, allowing individuals to focus more on their strategies, acquisitions, and capital raising.So here’s my question to you:How did you master underwriting multifamily deals?

This clearly has nothing to do with laws, regulations or operating numbers but I do think it plays a large role in the decline of the market.

Of course, track record and conservative vs. aggressive underwriting/promotion play a role in the reality of what you're hearing from any syndicator.

I don't understand if I count since I'm living in the property or if it's only the tenants that count towards the limit of individuals that are unrelated living together.

I understand I can increase liability in each individual landlord policy, but one single umbrella policy is much more cost effective when I have multiple properties.
