I think the tax benefits combined with building equity is the goal, cash flow is not a major issue thankfully with our household w2 income.

Similarly when you are buying pre-owned furniture, people tend to advertise if it comes from a no pet household. 

I am someone who grew up in a household where my folks would argue every time money was mentioned.

The main issue that would scare away buyers is that there is a lot of debris (couches, household contents, ect.) that have been basically thrown in a pile in the front of the house.

It sounds like you have a one income household.

As of the date of this Agreement, Landlord warrants that the Property sewage drains are in good working order and that they will accept the normal household waste for which they were designed.

This leads to the number of households created. 

Limit an initial conversation or questionnaire to no more than 3 to 5 questions:What is total household gross income?

If it were me I'd fix it up to rental quality, no furnishings and rent to the first qualified tenant to apply (3 x the rent gross household income, no history of court with or debt to prior landlords). 

You may not include income earned that is not on a tax return, an administrator or PHA may consider additional income in that household, a teenager may mow lawns or receive child support that may influence funds available to that household.
