Once you get an idea of what works well (tiled shower/bath stall, tiled kitchen floor, appliances) in the respective price range this will go pretty quick for you.  

I want to keep him enticed/rewarded enough to stay involved down the line but want to make sure I don't over-promise and stall my future plans. 

it sounds like you have put the horse before the cart and my question is why would you sign a contract on something if you cannot purchase it that doesn't make sense

It's three years old and has been revised multiple times since then to comply with current laws.I use Vesper and Stallings when I need addenda written, and I'm sure they already have a current lease they could sell to you.

Run the numbers and buy based on what is and not on a story of what will be or could be.Was it a project that got stalled?  

Seems like they are just stalling for a better offer to me.Anyone have any techniques I could use to put the pressure on this seller and get them to respond?

We use a Snapper 8 horse gas blower and it will go through three feet of snow like a hot knife through butter....if you do the blowing in the early morning before the sun hits the snow and makes it heavier.  

Bigger houses will have a streaming bluray and HDTV, outdoor entertainment like a fire ring or horse shoe pit, indoor entertainment like a poker table electronic darts free weights kegorator.

You may want to inquire at AAFES or the BX, PX, NEX and see if you can put out a table or stall, probably for a fee.
