Dividing the payment into different installments gives the contractor the incentive to get done early for that bonus, and I would say doing the little gestures such as buying the contractor's team lunch just once a week goes a long way in this game. 

I think it's a very nice gesture for sure.

Nice gesture but I would advise against it, it opens up a can of worms that they can use in the future. 

If it were me, I'd follow with something that does not admit anything but perhaps smooths the water.I'm sorry we disagree on this but I will concede some dollar figure as a gesture of good faith.

Thankfully she left the unit spotless and appreciated the gesture.

My sister-in-law was shocked at it, as our mom-in-law included her daughter on the deed as a good will gesture not realizing the estate consequences.

If it's easy fix, then I would provide that as a customer service gesture this time, and indicate so to your tenants.  

@Jay Hinrichs how did she start then if Turnkey came later as a gesture of good will? 

It's a good gesture that they are willing to pay.
