I've never had a problem with the seller not moving out personally but it's good to have protections in place if that happens such as a stiff charge for every day that they stay past the lease/PCOA term.

Should I keep a record of what I did and how many hours I spent on the activity every day (and also other)?

Just make sure it's an actual team that meets every day and has team signage and not a downline group at a cloud brokerage that just wants to get you there and then never talks to you again.

We see questions every day asking "is this a good area, is that a good area".

Everyday my respect for you Ben is increasing.

Plus I need something to do everyday :)  so doing deals is my thing.
