Part of the motivation for congress writing Dodd Frank was to clamp down on the investors offering preditory terms re  rent to own and seller financing and that view has carried into craigslist rent to own adds and you say zillow. 

I am sitting in my son in laws 9k sq ft house in Vegas as I write this. 

However, I don't find the long vacancy particularly enjoyable, and I'm hoping to gain some insight and grow from the experience.Has anyone else experienced this, and what did you do to avoid it?

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

One thing I really enjoy about what I do is I actually go out to all my markets spend time there and get to know the local areas etc.. thankfully the deals i did for this guy in SW WI I did as a capital partners so I owned them and did not have to foreclose or go through his probate etc..

Data point: we have a long-term rental in a popular STR neighborhood listed through Zillow right now.Every person who writes asking to do some sort of arbitrage is blocked by the Zillow platform.I don't even have to say "no thank you anymore."
