I mean 10 to 15k a door. and when totally rehabbed are worth 70 100k a door. but it cost 50k to 60k a door to get that valueif you have a property that is picked up for small numbers but the loan is made at some future value then there are in many cases literally 100s of thousands of dollars being raised and ear marked for rehab.. this is when you have to have the utmost trust in a company.... and of course this is were many companies fall down when things on the rehab side don't go right and they have burned through the rehab funds and the project is still not done... :(   Its why as a HML we would send draws and inspections.

GET PAID AT CLOSING FOR SERVICES RENDERED.If a company mentions they need a deposit for allocation of money have YOUR ATTORNEY you trust hold the money in an account and provide a statement to the lender the money is earmarked and sitting there.

In the messages section there are canned response templates that I use as well and they allow you to edit before sending so I can just add their door code and hit send(its the icon that looks like an earmarked page).

The reason so many people recommend that operating separate bank accounts is important, sometimes demanded, is that you are keeping your books separate - proving that they are separate entities from one another.The reason I recommend my clients actually keep a single bank account is that current software makes it much easier to track your money, and you can earmark and split your finances to track with clarity.
