I was at the Marcus & Millichap's Southeast forum a few weeks ago and Buckhead and Downtown have a 10 year absorption supply in the pipeline to be delivered in the next 2 years.

You can have a contingency in the PSA that says a unit needs to be delivered vacant before close.

If you're going under contract, make sure it is required to be delivered vacant of all tenants (and you'd probably save a good amount of time making that known upfront before entering contract negotiations).

@Muhammad Rehan,I second @Greg Parker's comment about Alabama, especially if your goal is to generate positive cash flow.I personally have a hard time believing that rentals in either Fayetteville or Pflugerville can deliver cash flow after accounting for all expenses.

They drop off the dirty linens at the laundromat, we pay for their cleaning, and then the laundromat can deliver them once cleaned.

If you don't follow the process perfectly (such as by not delivering notice on time, or in the right way, or charging unfairly such as for normal wear and tear) you will be SOL and could even end up having to return the security deposit or even pay them more $ above the security deposit.
