Cleaning up our work area, I remembered what my old co-worker once told me on the construction site "There are 3 ways a job gets done: One way in our head, another way planned out, and how the job actually goes." 

Best part is that it unfolds and if site prep is done, we can have a renter in in a matter of days upon delivery. 

This is where the crowdfunding sites helped a lot fo those types scale.

Maybe an investor is flipping a lot of properties and you could offer to pick up and deliver materials to his crews, clean the work sites every night, bring his crew lunch, or whatever.Find a way to make yourself useful to them, and they will reciprocate.

I have filed for eviction on one tenant that I have placed in my career, and I was able to negotiate him out long before the court date. 99% of the time, eviction should not be a driver for whether you invest. 

I tried FB ads, and got some inquiries but no bookings.It would be nice to have an AI program that would respond to people looking for a certain sized property in your location for certain dates.

I guess it would depend on whether Santa Monica decides to go off the date of the permit or the certificate of occupancy, which hasn't been issued yet.

After this conversation and having an agreed upon vision, save it as a "Version" of the vision on that particular date. 

I think.. that darn NMLS website is the most user unfriendly site I have ever seen..
