If your lot allows for it, you can build an Accessory Dwelling Unit (ADU) and rent it out. 

We are currently looking into construction loans and that are requesting the the estimated value of the property. This is my first project and I don't know how to calculate this. Can anyone help me figure it out?

I built an ADU (accessory dwelling unit) on the same property I live on. it is rented.

If it's an A site that Starbucks and other tenants are coveting and expressing interest in then you tend to have more leverage.With Starbucks things to watch out for.

If it is close to an acre, can you split the lot or build an accessory unit on the same lot?  

If you are buying another primary property that is a single family home that will have an accessory unit the rental income from that unit also cannot be used to help you qualify.  

Most cities with a primary residence rule -- like Englewood's -- do allow short-term rentals in accessory dwelling units because it's not that different than renting out a basement.
