@John Truong On the property in question I was buying it from NetWorth Realty (wholesaler) and wasn't able to use their competitor for financing. ;)I provided a list of repairs and estimates.

I used to lose business once in a while because a competitor had a "better rate," but the consumer didn't realize it was an ARM - so I guess someone that likes to sneak people into ARMs would/should prefer the old disclosures.
