I use QBO to keep track of my properties and do this for my bookkeeping clients also.

In my 25+ years of representing clients before the IRS, not once did the IRS ask to prove that the payments were actually made by my client.

@Joshua ChristensenI agree with you that brokers are not experts in zoning, but this broker should have told his client to go to the zoning department to verify.

@Mike Terry Yes, it is conservative, but that's because it's the operating expense margin that most of the banks I work with for my clients use in their underwriting.
