You can probably find some around DFW in some of the outer cities for around $250,000, so 1031 the ones with the most equity into more properties with chances for more appreciation.One thing I would suggest is not to buy NEW from the big production builders. 

The City is willing to look the other way as long as your contract is written a certain way.

You don't need to find the best city to invest in the US.

I have a great one in Kansas City for over 15 years that I've used multiple times (only auto loans however), but hoping to branch out locally as I begin my investor journey in Arizona.

As for the area I am thinking of doing my area of San Antonio and nearby cities.

Their units have exceeded expectations over the past two years.Danbury should be fine for house hacking with having a larger number of mulitfamily properties within the city.

I do feel like Haverhill is much in the "path of progress" than comparable areas like Lowell and Lawrence, so it's a city on my radar for sure.

I'm a little hesitant to get into the city of Syracuse.
