My advise is ask questions and be cautious if a company is trying to charge you 10% on whatever "'funding" they get you as they will just apply for 10 business credit cards with your information and then you owe them 10% of the limits. 

Be cautious about adding a bunch of beds in the bonus room, if there are not large living spaces.

I would be cautious but you have little to worry about.
