Hey Will,As a PM in the area:-have a lawyer look over your lease-make sure EVERYTHING is in your lease (who replaces air filters, who replaces smoke detectors batteries, who cuts grass)-be thorough with background inspections-make sure tenant is aware (and is in lease) on when fines occur for late rent and how much they areThose are things that first come to mind.In can be expensive and time consuming to set it all up the first time and do it in a way that protects yourself and your investment.Let me know if I can help in any way!

We always have powerful battery operated lights to see the dark areas.

You can use changing smoke detector batteries or changing furnace filters as the reason to enter the property.

I was trying out a battery powered one (smaller lot) and left it.

I don't like battery operated cameras.

Worth the extra money in my opinion and just need 4 batteries every year or two. 

I don’t recommend the handheld battery powered sprayers for many things other than very small projects.  

I have been in a bit of a rut since I lost one of my previous deals and reading your story helped to recharge my batteries. 

No batteries as we're on the grid and that would almost double the cost. 

Potentially a temporary solution until I can discuss wiring for outdoor cameras and flood lights with electrician is the WYZE wireless battery operated cameras.
