I’ve included a photo for reference of the kitchen which is the main attraction of the Mass home.Now I am looking to pursue REI long-term and am looking for tips on how those more experienced in the field have operationalized and scaled the property selection process.Our thinking for this first official investment is to either acquire a duplex/triplex and add our touch or acquire a single family where an ADU can be added.

The thing that the gurus never tell anyone is that the majority of creative finance deals are done by investors who don't need creative financing, that is their leverage and why they can walk away, thereby making them more attractive then the one person who can only do the deal one way because they have no money of their own.

I have actually been thinkin about cutting losses honestly, I am not sure this is the best investment I could have made as my first but worried about how much of a loss I would have to take.It is meant for S8 for sure, I would have a stringent application process, and give the neighborhood a C from my research.I invested there because it was the first deal that basically fell on my lap where the mentor works with agents that Seller Finance deals, it was only $3k down and had thought the proximity to St.Louis would be attractive to tenants also.I effed up on waiting to post for rent until after all repairs and the COO for sure.

@Jack Cottrell You Vacancy & Maintenance percentage are aggressive and may only work for a Class A rental/tenant.If the is a Class B or C rental that will attract Class B or C tenants, you should strongly consider increasing those percentages.NOTE: we deal with a LOT of Class B & C rentals, so we replace "Vacancy" with "Vacancy/Tenant Nonperformance".

Seems like “Vegas” attracts the less than honest hustlers   I see it in the PML HML space you see brokers with NV address's but no NV mortgage lender license those are basically fake lenders full stop .. since its illegal to be located in Vegas and lend money with no state license at least on 1 to 4 units. could be they use NV LLC for the perceived privacy that state offers kind of like WY ?
