Hey @Allende Hernandez - nice work with cross-checking the tax delinquent status.I've heard this issue come up with a few other people over the past few months (specifically regarding the tax delinquent status not actually being up to date in their system, even though the data was pulled from a fairly recent date), but that's the first I've heard of the actual ownership being that far off... that is a little concerning.I think the accuracy of some counties is somewhat dependent on the county itself (because some counties are very good at providing current data, others are pretty bad).

Back at the LO assembly line I was trained to just write what the underwriter wants to read that is also true to the best of my knowledge, give it to borrowers to "check for accuracy," and then sign what I wrote.

With a lower LTV then a bank might do interest only 7 years from now if the asset has appreciated and the loan paid down to 50% ltv.With investing everything is fluid and you can model out certain situations so that you can move with the market but nobody can predict 100% accuracy on what will happen years from now.

Alternatively, a real-estate professional has given me some estimated numbers for taxes, for a revised IRR (which is lower).I also understand that forecasting exact expenditures + their timing is hard yet can impact the IRR's accuracy.

In Real Estate as in any industry that involves sales you are going to get teasers, people making it seem impossibly good like offering an 8 unit apartment building for $39,000.00 Who would not love to buy at that price but when you call they tell you , " Oh that was a typo and the building is really 1,039,000.00.I have found wholesalers much like most regular real estate agents do not provide accurate ARV, repair figures or potential gains figures, they also will put in a disclaimer that there is not guarantee of accuracy and buyer is responsible to do their own diligence.
