I was looking in Southeast Nashville in the Fair Oaks, Hickory Valley Estates area which is north of Lenox Village.

That just happens to be a zip code that I like.   60622 includes Ukrainian Village, a great area.

Quick notes about me: I was born and raised in NYC (Queens, Long Island) Current 2-family rental is in Queens Village I work full-time at a growth-stage technology company in NYC on their Strategy team My goals are to get 10 additional doors under my management in the next 3 years. 

University District  has a lot of nice houses, as does Sherwood Forest, Indian Village, West Village.

The village of Globeville has become hot the past 12 months and I wonder if anyone has any thoughts or would share with me if you would invest there?

@James Masotti I'd imagine the tenant pool In Compton Village, Wilmington is much different than Hockessin.

Flaglar village, Lakeridge Victoria park,  in Fort Lauderdale -- i'm actually in escrow on a 10 unit for $1.5mm in FL hollywoodpompono  davieall over broward they're in the 150+- range pretty decent areas, some are transitional

"Village" is pretty good.

There are also more beachfront lots in Teyuna Village, sold separately for $12 per square foot, or $120 per square meter.

If the water main is broken or frozen (happened to me), you’ll have to have the city or the village shut it off from the street.
