And during initial conversations you'll get a lot of "interest" that is more just people being nice, not wanting to say no so instead they say "that sounds great, let me know when you have an offering" but really mean "this isn't my cup of tea."

We actually carry an immersion water heater with us in our travels, like students at a hostel, AND have had to use it multiple times to boil water for coffee, tea, and ramen soup in some places, some of which looked oh so nice in their listings.Luxury hotels INVARIABLY overpromise and underdeliver.

And I took one closet and converted it to a private writing space with a granite desktop and custom cabinetry.I also added complimentary coffee and tea, enough for three days.On occasion I offer free tickets to movies, Moody Gardens, restaurant certificates, etc based on length of stay.Little things like that set my property apart from the others and I pretty much stay booked year round.
