I planed to fund the loan out of my pocket and put a mortgage on the property to secure the debt.

In my market there are plenty of good houses not in a flood plane so no reason to deal with it.

I just bought my first SS and a small part of it is in a flood plane.

or private aviation.. were you can buy 500 to 10 million dollar planes with 5% down and get section 179  that industry would crash.. just like RVs and all other manner of things we really don't need  :)  Credit that's what runs this stuff.. 

Excellent advice, I've read many a story on this website that could have been avoided with a plane ticket and 1 night at a hotel to check a place out.

Cost of turnover is built into your business plan do not determine viability of keeping a tenant that is clearly at risk to avoid planed for expenses.

Well you can not buy  in a decent  area for 25k,, ( 4 , 5 years ago sure )  So not really sure what you are planing.
