In my area that much shade on the roof promotes moss which shrinks roof life.  

I’ve seen the market there fluctuate so much, taxes are high in a lot of areas, tons of HOAs, and a massive amount of moss and mold covered T-111 siding haha.

your correct but we are seeing it here in PDX its not wind or hail.. its Moss and needles under the tree's plug cold it works well for those.My client in Indy just has a great product.. for his turn key buyers... they don't pay more for the same cash flow they just get a great house that will hold tenants long term. because the utls are so much less.

Does anybody have suggestions for a good, consistent paint - I'm looking to find a brand and stick with it....because it covers good, easy to put on and it not priced out the wazoo.Will be used in a rental - Looking to paint it neutral color (moss green or beige) with bright white trim.

I am an acquisition manager at Moss Home Solutions and we consistently have off market deals we are looking to wholesale to other investors 

@Benton Moss Dealing with family and friends could be tricky especially at the beginning.

I'm not interested in Moss Point south of the interstate.
