.)- The property should be appreciating, if purchased in a good location, increasing the owner's equity/wealth.- Rents will be paying the mortgage off, increasing the owner's equity/wealth.- If you hold a rental until death, you can pass it on with a stepped-up cost basis, limiting captial gains if then sold (limited by inheritance tax limitations).Too many newbies on this site trying to replace their day job income via "passive" real estate investing w/o digging deep enough to understand how it really works.

In the last 18 months various states have instituted new rules, regulations or laws related to (1) need for licensure to wholesale (2) restrictions on marketing of a property in which you do not have ownership and (3) disclosure requirements when dealing with a homeowner that makes it clear to the homeowner that the contact signed with the wholesaler is not a definitive “sales” contract, therefore making it less likely home owners will sign4.

Account Closed our world is trending to more & more "immediate gratification".Self-showings are the result of this and owners squeezing PMC's profits to nothing.Regarding the PMA, ours is pretty long to cover everything we can realistically think of - yet, many owners freak out about it and hire a PMC with a shorter contract.How would you be reacting right now if someone had broke into your property and stole these things?
