Is it a must to move the washer purely for aesthetics and flow?

Sweat equity It's silly to argue over appeal, aesthetics, because it is all very subjective in real-estate.

In your case I would charge the tenant the full replacement price for all the lowers that are damaged and justify the cost based on you having to replace all the doors to match.Alternately you could charge 60% on all the doors but that is a aesthetics decision the tenant could fight regarding paying to replace all doors.For the tenant in the end the cost will likely be less depending on how many are damaged if you charge full replacement only on the lowers.

I don't mind paying granite, having the longevity and aesthetic appeal. 

It is just aesthetic fixes and updating that need to be done.

Problem with that rule is that the property maybe so undesirable (for many reasons, not just aesthetic) that you couldn't give the property away even if  you yourself inherited it.

There are also lots of aesthetic advantages of in-floor heat, and you may be able to charge a premium rent for in-floor heat.   

For house aesthetics, I'd look on Pinterest or Houzz and get ideas on what people are into these days if you have any further questions about style.3.
